| Although there are several ways for a first-time buyer to attain home ownership, the Premier Path is through the financing provided by the California Housing Finance Agency and the City of Visalia Homebuyers Assistance program. For over 30 years, the California Housing Finance Agency (CalHFA) has supported the needs of California's first-time homebuyers by providing financing programs that create affordable housing opportunities for individuals within specified income and sales price limits. Established in 1975, CalHFA was chartered as the State's affordable housing bank to make below market-rate loans through the sale of tax-exempt bonds. A completely self-supporting State agency, bonds are repaid by revenues generated through mortgage loans, not taxpayer dollars. National City Mortgage offers several unique CalHFA programs to fit the needs of first-time homebuyers. The most popular and commonly used programs are the 30 & 40 Year Fixed Rate Conventional Loan Program and the interest only PLUSSM. We also offer the Extra Credit Teacher Home Purchase Program (ECTP). Over the last 30 years, CalHFA programs have helped more than 135,000 California families achieve the dream of home ownership.
